Over the last 5 years, our Group has seen significant momentum
across all its businesses. An important pillar of this growth has been our “Growth Gems”. Several
of these businesses have surpassed the 5X growth expectation over this period and are well
positioned to achieve further growth.
Mahindra Lifespaces
- Residential pre‑sales grew 5X from ~₹700 Cr (FY20) to ~₹3500 Cr.
- Gross Development Value (GDV) expanded from ₹8K Cr to ₹50K Cr in just 3 years.
- Business turned around from losses to profits of ~₹300 Cr last year.
- Positioned for 14X pre‑sales growth this decade.
Mahindra Holidays
- Over 3 lakh vacation ownership members, making it a leader in the space.
- Added 1700+ rooms in recent years.
- Expanding from vacation ownership into leisure hospitality, with the launch of Mahindra Signature Resorts (luxury segment).
Strategic Focus
- Dr. Anish Shah (Group CEO & MD) emphasized the synergies between Holidays and Lifespaces, aiming to accelerate growth and strengthen operational alignment.
- A new dedicated sector structure will be created for Holidays and Lifespaces.
Leadership Transition
- Amit Sinha, current MD & CEO of Mahindra Lifespaces, will be appointed CEO – Holidays and Lifespaces Sector (date to be determined).
- He will move into this role once a new CEO is appointed at Mahindra Lifespaces.
- Leadership and reporting arrangements will be aligned under the new sector structure.
Strategic Implication
This move signals Mahindra’s intent to:
- Harness cross‑business synergies between real estate and hospitality.
- Position both businesses for sustained growth and diversification.
- Strengthen Mahindra’s footprint in urban development and leisure hospitality.
This is a classic example of a conglomerate leveraging adjacent sector synergies — real estate projects can integrate hospitality offerings, while hospitality brands benefit from real estate development expertise.
